What commercial lighting covers

Lighting the building means lighting what people actually look at: the roofline that reads from the road, the entrance they walk through, and the features that give the property its shape after dark.

The lease model

How the lease and install model works

Most commercial properties do not want to own Christmas lighting. They want it lit in December and gone in January. So the display is ours: we buy the materials, install them for the season, maintain them while they are up, and take them back afterwards.

What that changes for you is practical. Failed sections are replaced from our stock, not ordered against your budget. Storage is our warehouse problem, not a corner of your loading dock. And the design can change next year without writing off what you bought this year.

The alternative, buying a display outright, makes sense in a narrow set of cases: usually a property that wants exactly the same look for many years and has the storage to protect it. We will tell you when that is the better economics rather than quietly leasing you something you should own.

Scope of service

What is included

Every seasonal agreement covers the whole arc, from the first walkthrough to the last box in storage. Pricing is quoted per property after the walkthrough, because a roofline is measured, not guessed.

We do not publish per-foot pricing. The number depends on linear footage, access, height and the design itself, and a figure quoted before anyone has seen the building is a figure that changes later.

Process

Five steps, one point of contact

  1. Walkthrough

    We visit the property, usually after dark, and photograph the elevations that matter. You tell us what the season needs to accomplish.

  2. Design and proposal

    You get a written plan tied to specific elevations and features, with the scope and the number in one document. No surprises later.

    Back to you within the week

  3. Scheduled install

    We agree a date you can communicate to tenants and guests, then install to it. Most commercial installs run October into November.

  4. In-season monitoring

    We watch the display through the season and respond when something goes dark, including weather damage and power issues.

  5. Takedown and storage

    Everything comes down on a scheduled January date and goes back to our warehouse, inventoried for next season.

Safety and compliance

The part that protects your property

Most of this work happens at height, on roofs, from lifts, and over walkways that stay open to the public. Crews are trained for work at height and follow a fall protection protocol on every elevation job.

Installation uses no-puncture mounting. Nothing is nailed, screwed or stapled into the roof, the fascia or the facade, which keeps roof warranties intact and leaves no trace after takedown.

The company carries commercial general liability insurance, and we provide a current certificate for your property file before any work is scheduled. If your ownership group requires specific limits or an additional insured endorsement, tell us during the walkthrough.

Where a property is occupied through installation, we schedule around trading hours and keep walkways clear. Retail centres in particular do not lose a parking row for a week.

Timing

Booking the season

Commercial budgets are approved in September and October. Design and material ordering follow, and installations run through November so the display is lit for the first week of December. Installations are booking into November.

Later in the season it is still worth calling. Scope can usually be adjusted to the time remaining, and starting the conversation now puts the property at the front of next year's design calendar.

How does commercial Christmas light installation actually work?

We walk the property after dark, design to the building, and give you a written proposal covering scope and cost. Once approved, we schedule an install date, install with our own commercial grade materials, service the display through the season, then remove and store everything in January. You lease the display rather than buying it.

Do we own the lights or lease them?

You lease them for the season. Main Street Christmas Lights owns and maintains the materials, which means we replace what fails, we store everything between seasons, and your property is not left with boxes of lights and a depreciating asset.

How do you attach lights without damaging the building?

We use no-puncture mounting methods: clips designed for the roof and gutter profile, and non-penetrating attachments on masonry and metal. Nothing is stapled, screwed or nailed into the building envelope.

What happens if part of the display goes dark in December?

Call us and we come out. In-season service response is part of every seasonal agreement. Weather damage, power faults and failed sections are ours to fix, and there is no separate charge to reopen the conversation.

When should a commercial property book installation?

Are your crews insured for working at height?
