What it is
Installed once, used every night of the year
This is the one thing we sell that is not seasonal. It is a building improvement, and it is bought the way building improvements are bought.
A permanent system is a low profile track fixed under the roof edge or along the fascia, carrying individually addressable LED fixtures. The track is colour matched and sits tight to the building line, so in daylight it reads as trim rather than as lighting.
At night it becomes whatever you program: warm white through December, the property's own colours for an event, a low accent setting the rest of the year. Nothing goes up in October and nothing comes down in January.
The first question every property asks is what it looks like at noon in July. The honest answer is that a well specified system is visible if you look for it and invisible if you do not, which is a different standard from a seasonal install where visible clips and bulbs are simply part of the deal for six weeks.
If the property needs lighting for one season and nothing else, a seasonal installation is the better economics. We will say so.

This is the comparison worth making carefully, because the two products solve different problems and the cheaper one is not always the right one.

Control
Zones, schedules and who runs it
Control is from an app or a wall panel. The building is divided into zones, so a retail centre can run its anchor facade differently from its side elevations, and a campus can light one building for an event without changing the rest.
Schedules can be set months ahead. Most properties program the whole year once, then touch it only for events.
We configure the zones and the first schedule set at handover, then train your team. That training matters: a system nobody on site knows how to run ends up stuck on one setting, which wastes most of what you paid for.
If you would rather not manage it at all, we can hold the programming and change it on request through the year.
Installation
Mounting, power and building impact
Track mounts to the fascia or drip edge rather than through the roof envelope. Where the construction requires a different approach, we say so at design rather than discovering it on install day.
Power is taken from an existing supply where capacity allows, and a dedicated circuit where it does not. Transformer and controller locations are decided at design so nothing visible ends up in the wrong place.
Disruption is limited and it happens once. Most properties are complete in a matter of days, worked around trading hours and occupancy.
Warranty terms are set out in the proposal, covering both the fixtures and our installation. Raise any roof warranty conditions at consultation so the design respects them from the start.

How to think about the number
A permanent system is a capital expense, quoted once. A seasonal installation is an operating expense that recurs for as long as you light the property. Comparing them fairly means comparing the capital figure against the seasonal figure repeated over the years you expect to keep lighting the building.
Properties that light the roofline every year without fail tend to find the arithmetic works in favour of permanent. Properties that light occasionally, or that expect the design to change substantially year to year, usually do not.
We quote per property after the consultation rather than publishing figures. Access, roof construction, fixture count and zone complexity move the number too much for a headline price to be honest.

Questions about permanent systems
What does permanent lighting look like during the day?
It reads as trim. The fixtures sit inside a low profile track that mounts under the roof edge or along the fascia, colour matched to the building where it matters. From the ground the track is a line, not a row of bulbs, and there is nothing to take down in January.
How long does a permanent system last?
The LED fixtures used in commercial permanent systems are typically rated in the tens of thousands of hours, which for the way most properties run them is many years of service. The track and the mounting are specified to outlast several fixture generations.
Will it damage the roof or the facade?
The system is designed to mount without penetrating the roof envelope. Track is fixed to the fascia or the drip edge depending on the construction, and on masonry we use non-penetrating methods where possible. Roof warranty questions are worth raising at consultation so the design accounts for them.
Who controls it once it is installed?
You do. Systems are controlled from an app or a wall panel, with zones you can run independently and schedules you can set months ahead. We configure the zones and the first set of schedules, then train your team at handover.
Can we still get seasonal work from you as well?
Yes, and many properties do both. Permanent lighting handles the roofline year round while seasonal work covers the trees, the entrance and the display tree. The two are designed together so they read as one scheme rather than two vendors.
Does it replace our seasonal Christmas installation?
For the roofline, usually yes. What it does not replace is tree wrapping, wreaths, garland and display trees, since those are not roofline elements. Most permanent lighting clients keep a smaller seasonal scope for exactly those pieces.
How is a permanent system priced?
As a capital project, quoted per property after the consultation. The number follows the linear footage of track, the fixture count, the number of zones and the complexity of the install. We do not publish a per-foot figure because access and roof construction change it substantially.
